This is a unique opportunity in that Sunset Valley has a lower property tax rate and separate review and approval process from the City of Austin. It provides a fast track to approval compared to lengthy timelines in Austin. Townbridge will develop a Class-A sustainable office building designed to achieve a NET ZERO impact. Higher base rate rents and low utility and maintenance expenses will facilitate a larger NOI. Townbridge will be an owner-occupier of the building along with two other LP investors while the balance of the building will be leased.
